This house is situated on a 3/4-acre site on the Severn River in Annapolis and has a commanding view of the United States Naval Academy. The site formerly was "improved" by a one-story, brick rancher with a walk-out basement which has been substantially demolished. Current Chesapeake Bay Critical Area regulations required that the "footprint" of the existing house not be expanded towards the water. An analysis of the site and the reorganization of the house on 3 levels permitted the new house to be built further back on the site. This reorganization provided space for a swimming pool overlooking the river - an absolute requirement of the Owner. Other Owner requirements included water views from all major spaces, spacious formal and informal areas for frequent entertaining.
